Fire Sprinklers

Our Fire Sprinkler System Installations are completed by Red Seal Certified Technicians. We sell, design, service, test and install industrial, commercial and residential sprinkler systems. Installations include:

  • Dry sprinkler valve replacement

Sprinkler systems should be monitored constantly. Our specialists follow the requirements set out in NFPA 25B.C. Fire Code. We will ensure your system meets all these requirements, and report any deficiency details to you.

Fire Extinguishers

Peak Fire Protection provides maintenance, inspection and sale of fire extinguishers. Fire Extinguishers must be inspected and tested annually by an authorized fire protection professional on a monthly basis and undergo scheduled maintenance at 3, 6 and 12 years.

Annual maintenance and functional tests for portable fire extinguishers include:

  • Conductivity test of all carbon dioxide and hose assemblies

  • Ensure extinguishers are in proper operating condition

  • Check safety seals, tags, pressure gauge reading, HMIS table

  • Empty and recharge all stored pressure-loaded stream fire extinguishers

  • Determine six-year maintenance or hydrostatic test

  • Inspect shell and nameplate

  • Check hanger/seismic bracing

Backflow Preventers

Our BCWAA Certified Backflow Prevention Inspectors provide professional testing and inspections across several industries and sectors throughout the Lower Mainland. Backflow preventers are regulated in connection with sprinkler systems. NFPA 25 requires that backflow prevention valves be inspected and maintained so that they do not impede the water flow or fire main pressure. This means an annual full forward flow test.

Per NFPA 13, sprinkler systems designed and installed since 1999 should include a testing feature — such as a bypass with a control valve and test connection or test header — downstream of the backflow prevention valve. This testing feature allows you to conduct the forward flow test. Pre-1999 systems may use a bypass or may flow through the fire department connection to conduct a flow test.

Using a calibrated pitot tube, pressure gauge or other approved method, a fire protection technician measures and records the flow pressure at the point of the test outlet. The flow pressure should be sufficient to meet the fire protection system’s flow demand.

Annual Fire Inspections

Adequate fire protection demands an effective, properly maintained fire alarm system. Any delay in detecting a fire increases the risk of loss for your building and its occupants. That’s why the B.C. Fire Code (section 6.3)NFPA 72 and other industry standards (CAN/ULC-S536-04, previously S536-97) require annual and monthly fire alarm inspections.

To keep your fire alarm system in good operating condition at all times, you can trust our ASTT-certified fire protection technicians. We conduct these inspections thoroughly, in accordance with our strict quality-assurance standards.

The B.C. Fire Code and local bylaws, NFPA 72 and ULC Standard require an annual in-depth test of a building’s entire fire alarm system. Our technicians test all aspects of your system, including:

  • An overall system check to ensure proper installation and examine any changes, alterations, additions or damage.

  • Access to, and functioning of, every connected device such as heat detectors, smoke detectors, pull stations, pressure switches, etc.

  • All auxiliary and ancillary functions and connections.

  • Internal fire alarm panel.

  • Functioning of fire system monitoring, to ensure monitoring company is receiving required trouble and alarm signals.

  • Alarm zone annunciation and operation of all remote annunciators, which inform the fire department or on-site staff where the device has been activated.

  • Functioning of EVAC (evacuation) system, including voice communication and paging systems, firefighters’ phones and related equipment. 

After conducting this detailed review, our fire protection technicians prepare detailed documentation for review by fire department inspectors, insurance underwriters and property owners and agents. We also inform you of any deficiencies requiring additional work.

Emergency Lights

Emergency lighting is critical in times of need. Even during a power outage, your building’s emergency lighting and exit signs must work as designed. We supply, install, inspect, & service emergency lights & batteries.

To ensure your emergency lighting will function properly when needed our specialists follow NFPA 101, and the B.C. Fire Code in addition to local bylaws which require you to schedule monthly and annual inspections.


Monthly Inspections Include:

  • 30-second quick functional check and battery check to ensure lights work if the primary power supply fails

  • Terminal connections are clean, free of corrosion and lubricated

  • Battery surface is clean and dry

  • Pilot lights are functioning and not obviously damaged or obstructed


Annual Inspections Include:

  • Full inspection of all components

  • 30-minute drain test

  • Verification of charge voltage and current

  • Check recovery period

  • Check alignment of heads

  • Conduct hazard assessment

  • Provide inspection sticker

  • Complete required paperwork
